Would it help if I presented the lender with a solid business plan, a comprehensive cost-benefit analysis that shows a positive ROI / cash flow, and/or historical rental income history from the previous owner?

Yeah I'm currently using Excel and word as well but I need something a bit more comprehensive in order to store all of the data I need about a lead or deal I'm pursuing and working on (respectively).
