If you trust them, I think the closer they are, the better, communication will be better and they will be able to help you more.Set your expectations for them from the beginning and make sure they deliver what it is expected.

We have a very open line of communication with our tenants with regards to requesting maintenance (they can enter a request online via our PM software), and I'd say it's exceedingly rare for us to go more than three months without entering a unit for a maintenance task requested by the tenant.

If it won't pass section 1 criteria (Fannie/Freddie/VA), you aren't going to get financing on it through any channels other than hard money, and to get hard money, the numbers have to work for the lender, not for you necessarily.If the sale hasn't occurred (The foreclosure sale), you aren't purchasing a "foreclosure".
