.- The housing inventory is ridiculously low - If you look at historical context, the prices are right around the average for affordability (based off of Debt to Income ratio)- While interest rates will most likely start going up more, they are still very low.So.... no current trends putting major downward prices on real estate.If you send me a message, I can send you over the documents with the data if you want to get into the details.

Landlord wants highest rents, annual rent increases with personal guarantee on the lease, and disclosure of ongoing sales to see trending health of the business to mitigate risk etc.Tenants want low rent, short term lease with early termination outs, no personal guarantee, no disclosure of sales, rents that go up in blocks every 3 to 5 years instead of annually etc.This is why when you develop a site as a landlord you want the best of the best site so you control the terms of the leases as many tenants want to be there with only so many spaces available.

You'll need to budget for that, either by having extra cash on hand or by resolving not to take any money out of the property at all for the first year or two.All this assumes that the property is conveniently located for you and that you like the area in general (that it's trending flat or in the right direction).
