Real estate is a long game and there can be a lot of curve balls so if you have those four things you're best equipped to navigate the journey. 

I'm looking to get educated in out of state/long distance rental properties.

The risk is if they stop making payments, then you would need to foreclose and that could take a long time and cost a lot of money.

Have several SFP but want to expand.Nothing specific as far as requirements as long as the deal makes sense and you don't have to squint and hope the numbers work.I have 2 Equity Partners looking to do deals but they have a little bit of a gap in what they are looking for.

So, I wouldn't say its something to avoid so long as you are able and willing to deal with it and of course get a good deal on the purchase. 

As stated early on, long-distance management seems pretty easy...until it's not.You tried two property managers, didn't like them, and gave up.

Ideally I would want it to be within an hour of downtown Salt Lake and open to both long term and short term.
