Licensed Builder with Team Looking to Get Larger MultiFamily Properties

I am the owner of a licensed GC in the SE Michigan area looking for Value-Add Properties that I can get a hold of and turnover. 

Have several SFP but want to expand.

Nothing specific as far as requirements as long as the deal makes sense and you don't have to squint and hope the numbers work.
I have 2 Equity Partners looking to do deals but they have a little bit of a gap in what they are looking for. EP #1 doesnt get out of bed unless the deal is $20mil+ and EP#2 is more in the $1-$2mil range and would hope to JV a potential project with others. We have our own capital to put up but nothing like that.

Hoping this goes out to some other investors and we could get the ball rolling on something. Actively looking now.
