Hello BiggerPockets Team, I'm Janasia Cuney, a new investor eager to delve into tax liens, tax deeds, and investing.

I'd like to get into small multi-family new builds as a developer where I would serve as my own licensed GC.

I've also built dozens of additions, garages, and new Builds, including cabins in the Cameron Peak fire area. 

Total profits last year—subtracting property taxes, management fees, insurance, and repairs—were approximately $12k (which was then divided into shares for us and relatives).The city is Grants Pass, Oregon, population 40k, with median household income around $50k (50% lower than the national average).

As a result I'm left with a hefty tax bill as well as penalties and interest.

If you are looking to build money faster so you can do more upgrades, I would ask if you could rent out the 3 bedrooms all the time instead of just while you are away and then rent the 4th bedroom as well while you are gone.

Avail is absolutely excellent for lease building and e-sign as it incorporates state-specific legal clauses and allows you to modify the lease to your liking. 

I have tried to mitigate the problem for weeks now and have even addressed it with the HOA and Board of Directors because it’s a building problem that is invading my unit now.  

I am interested in pulling out equity from an investment property and using it to purchase a multifamily building. 

Taking an empty site or reimagining an existing/abandoned building into housing or mixed use is most definitely a goal of mine.
