Long story short, I put in a claim with the state and they settled with me after many phone calls for a dollar amount and did considerable work to the new road (new grading, storm drains, & cleaning the outlet a block down) and my property (retaining wall, moved my driveway, etc.) to help remedy the situation.

I heard of people doing this, pretty sure someone down the block from me does this....that or they collect and move trailers A LOT.

What are creative ways to sale a house when the block getting not so stellar reviews.

Would it just be a letter stating that when the property is fixed up they will issue a loan upon appraisal and inspection?

What sort of cap rates can one expect for multi family - say 8-12 unit - apartment blocks in East Austin?

I am being told to stay away from these pockets even though the comps are decent because literally you can go a block and be in a different demographic of homes buyers.
