To meet code now days you can’t just have 4 circuits anymore, so I would be very clear about what is being performed by the electrician when they say full rewire to code compliance.

If you are looking to flip there's easier access to money than selling the performing rental properties.

Both are beautiful areas, a lot of gentrification going on.

Also, I am currently trying to perform a cash out refi and I can not find a bank to go past 75% LTV.

Part of your team would be to have a handyman you trust to do the annual walkthroughs to check everything and perform maintenance as needed.
