Any underwriting tool will have assumptions built into the math which can cause incorrect results under certain circumstances.

@Peter Sik I think the assumption here is that you are buying a primary home? 

This forum seems like a good place to follow conversations about individual markets over the years and I've been getting a lot of practice plugging in assumptions to calculators based on properties I see on public services like Zillow.

The assumptions as given are that you could get at most $250/month more and will spend $7,500 in renovations.

It’s worthwhile to call the suppliers and ask for history on the property you’re interested in until you can get a good assumption on your own.

I wouldn't.It feels like there is an underlying assumption that you are doing something wrong, feel guilty about it, and want to confess to your neighbor that life is about to change for them. 

I'm merely working from the word "freedom", and the assumption that everyone is at least in part involved in REI to get to a point where they have freedom.  

These are assumptions and you are probably over-thinking it.

This is my first time seller financing a deal but I was under the assumption this is a very common deal in the investment realm.
