New from Charlotte looking to invest in other markets

33 year old living in Charlotte trying to get more involved in real estate investing and buy a new property in the coming months.

Joined recently as I have been reading and listing to books/podcasts on various aspects of real estate investing. Looking to explore owning single-family or small multi-family in markets outside of Charlotte. This forum seems like a good place to follow conversations about individual markets over the years and I've been getting a lot of practice plugging in assumptions to calculators based on properties I see on public services like Zillow. It seems like markets near the Great Lakes have caught my eye so far, particularly in Wisconsin.

Prices have appreciated strongly here (as they have in many places), which has been beneficial. Sold a townhome I owned since 2012/rented since 2018 earlier this year that had a lot of appreciation. Love following local commercial planning and development in Charlotte closely, but do not feel like returns are great in the areas I'd like to invest in currently. At least anything as a lone investor.

Just figured I would post one of these as I'm reading here more frequently!
