@Alaska Wagoner Those are some great points you brought up.

This will determine what kind of strategy you will follow, core, core plus, value add or opportunistic.If you were looking at $100k-$250k of capital I'd say you could be more liberal in your approach but since you are talking about 7 figures I would be alot more strategic about where you park your capital.

So, this approach has some beneift; there are som risk too.

Ask them if there are any vacant spaces in the park and what incentives would they offer if you brought your own home into the park.

Mail is a good proactive approach to reach people who aren't yet actively searching for a way to sell their home. 

Bottom line, I decided to take a lower variance approach and went to contract on a Townhouse today. 

I have had numerous 'deals' brought to me that had overlooked (obvious) problems that blew the budget, pricetags that were too high to begin with.
