newbie looking for help

Hi everyone I've been attempting to wholesale property for the last 6 months. I've gotten properties under contract but ended up letting seller walk due to confusion. Not so much on my end but on theirs. I've gotten discourage a couple of times and fell back, but I'm determined to make this work for me. I do however want to channel my efforts in result driven task. Can anyone help me when it comes to building a quality lead list. When going on List Source, REI Pro,etc. What are the criteria that i should follow to get me quality leads. I'm in Iowa, Quad City area to be exact if anyone is near me and would be willing to offer help please don't hesitate to reach out. Thanks.
