Focused vs Shotgun Approach to First Deal
Hi All! So I finally mailed out my first marketing campaign and have gotten a couple of phone calls here and there. I don't have a lot of cash to work with but I do have a LOC which I reserved for down payments, points, etc for a hard money loan. I was mainly looking to do fix and flips. I am currently skimming my marketing and only marketing to houses I can afford which means I am missing out on a lot of potential houses. My question is, should I market to everyone even though I can't afford to do them alone and hopefully be able to find a partner once I get a deal under contract OR pick out the properties I can afford and only market to them??
