To me that is extremely desperate and could not have been planned.Not sure what part of the world it is but its getting cold and snowing.

But the experience in cold calling would help me overcome nervousness months later.

I'm not saying its not impossible but if you're going to a cold audience its always worth seeing if they are willing to do Seller Financing.

Geez I’ve bought with far worse situation than this .Have you even had anyone that was a contractor tour the place with you to give you a true assessment of the repairs or are you just getting cold feet .

I would start with the real estate broker side and just get in the door and ask them if you can help cold call for them (calling FSBO or other off market properties to see if they would list their home with the agency).

I’m looking to do a lot of ground work, cold calling expired homes and for sale by owners, running numbers, and making a lot of deals.

However, is cold calling Tax Delinquent leads an efficient use of one's time, or would you just send them direct mail?
