Hey all. I just relocated to the suburbs of Chicago, Matteson, Illinois. I am seeking a realtor who works with investors as well as private funders or persons seeking partners on a couple flix and flip properties. How is the market out here in Matteson and surrounding areas in the fix and flip market?

@Taronda Ransom Welcome! The Matteson and surrounding areas are some of the strongest areas Ive see around Chicago to apply the BRRRR model. There is a large inventory of homes in towns like Hazel Crest, Markham, Dolton, South Holland, Glenwood, Chicago Heights, etc - where you can purchase for $50-75K, do $15-30k worth of cosmetic rehab, then rent for $1200-1500/mo. The margins for flipping to to entry level buyers at this price point might be tight so I would potentially target selling turn key properties to investors if you are willing/able to place tenants after doing the rehab.

If you only want to do pure flips I would likely look at higher price points in Chicago Heights, Homewood and Flossmoor.

Good luck!
