I guess the problem that I’m having is my cap rate is coming back close to 12 so either I’m analyzing this incorrectly or this is a great deal.

There's so much information out there nowadays and one may as well utilize it to help with the screening process.Letting applicants know up front what your vetting process is will help weed out some as they'll seek an easier target.

Specifically I'm trying to analyze ROI (or cost of capital) vs ROE.  

Ive watched all the podcasts, read all the books, taken all the necessary action (analyzed deals, went and saw houses, marketing, direct mail, spoken with owners, etc) but the truth is......having money sucks when its “not enough.”
