1% rule on multi family
In your opinion, is the 1% rule as important? I’m considering 2 properties as they are both very close to the 1% rule. There is some upside in raising the rents but some are long term tenants.

I use the 1% rule just to determine if I need to take my analysis further. I've am app I made and it breaks down all the details. That analysis takes me a couple minutes but I won't even do that analysis unless it's 1%. In my area it has to meet the 1% rule for it to be suitable for my needs.
