I think part of the issue is that this unit is not served by HVAC, it has a single window A/C unit in the bedroom and baseboard heating units along certain walls, this is a 1960's era house.

The house is in Minonk IL, 2 bedroom, 1 bath, 1081 sq ft, 1 car detached garage.

Properties here are expensive...most 1-bedroom units that I have looked at (that aren't entirely dilapidated) are running between $200-300k.

Sold as is, where is. 3 bedroom 2 bath ranch.

I'm no expert, but it looks like it really depends on the year it was built and how many units are in the building.Mine, for example, is half a duplex built in 1980, so I need to have at least one electric powered Smoke Alarm, permanently wired, in the sleeping area, which was already done at the time of construction (located in the hallway just outside the bedrooms).

I will soon be renting a 1 bedroom 1 bath apartment in a duplex I now own.The duplex currently has 2 separate electric meters and 1 water meter.

13 of my 28 units are one bedroom apartments in 2 and 3 unit buildings.

This house is way too small, all the bedrooms are jammed down the same hall.
