The bylaws require that I keep the original storefront (around 50 sqft of it), but it wouldn't really fit any commercial use.An alternative that I know is to get it fully re-zoned, which would permit me to remodel 100% of the square footage to residential.

If he's been there since 1998, the humane thing to do is to let him know what is coming so that he has enough time to make alternative arrangements.

As an alternative, do you go with a $50-$60 per incident snow removal/landscaping professional person (with insurance) however it is a pretty small area to remove snow.

I believe the alternative would be purchasing shares in Main st LLC and all three of us would be in one entity.

The water usage has never been a problem before this year.2) There are washing machines, but they don't drain into the septic, they drain into a storm drain (probably not a good thing either, but was like that when I bought it, I'll deal with this later).3) The tenants swear there aren't any leaks, running toilets, excessive showers, etc.I'm thinking the only thing I can do now is replace all toilets, faucets, showerheads, etc. with 'low flow' alternatives to reduce the water usage, and then ask the side with two adults and two kids to move out (or evict - they are overdue on rent now) and replace them with less people.so, for the BPers,1) Any tips on water usage?

I think a non-profit can sell a property to anyone or, alternatively,  distribute it to another similar non-profit.

And I believe will get more attention from the demographic I am aiming to reach (highschool, and college kids) instead of the alternative “Building Wealth Through Real Estate”.
