I advocate buying in this price range, but I use a Leveraged Analysis Technique using crucial key metrics: 1) Crime Rates 2) Avg Rents 3) MLS Search Parameters.Schools DO NOT enter the equation.

I don't really advocate buying exclusively for amortization; I was just isolating one benefit of ownership and putting an ROI number on it.

I know single family house investors that to this day, even though they have lots of rentals and a high equity net worth, still have lots of debt lingering from deals gone wrong in the past.Of course, I'm playing devil's advocate here.

Anyone care to comment on the expansion blowing up in the valley?

I'm also not advocating people dive into this w/o due diligence.

. $10k for a single hook-up...man, that'll probably blow this property right off the "might be a good deal" map for me.

On this install though, I need nice clean holes, and my big Hitachi just blows through block like butter....so I had to core drill.
