A lot of BP'ers will tell you that LLC's when you first start off aren't worth the hasle if you are a single investment and don't actually provide you with any real Asset Protection because any compentent lawyer will be able to "pierce the corporate veil" and then you will be personally liable for any lawsuits that result from your business.

As far as lease writing goes, you can find a basic one at a stationary store (or online), but you will want to have a local lawyer go through it.

I have personally thought about doing this, setting up a C-Corp with my family to act as a board of directors, and own each new investment property as a separate LLC, it sounds good and probably works well but lets talk about some other concerns.Firstly while most lawyers myself included could probably help you navigate those 3 points above, if you are seriously considering the umbrella company strategy I think it would be prudent to search out a skilled asset protection firm.
