I'm a huge fan of The Millionaire Real Estate Investor by Keller.

I’ve never been a fan of refinishing until now.

By having all your rooms fan out from a center kitchen and bathroom on a shared accommodation floor you minimize hallways. 

I am also a big fan of speaking directly to local banks and credit unions.

I am not a big fan of tribal knowledge and would prefer the jurisdiction to not require permits for items that they do not enforce not having the permit.   

I'm a huge fan of lines of credit.

I do think the 90 day time window is ample if you have all your research done now and find a tenured agent who specializes in multifamily / house hacks in the city you desire.I am also a big fan of Robert Kiyosaki’s ‘Rich Dad, Poor Dad 'and in that book taxes are depreciation and tax savings are critical.

A lot of "good deals" come up over there, so if I had a realtor send me something that met my criteria but I wasnt a fan of the location, they may think that I am not serious since I havent jumped on any of these.  

I am not a big fan of a typed business letter for marketing especially on the first hit. 

Hopefully being able to get hard money from banks to finance me on the deal and not my personal credit score not much of a buy and hold fan but from your experiences what advice can you offer to me?
