I have done thorough rehab analysis on each home factoring that in my offer, but I keep getting run over with what seems to be overpaying investors with stupid money.

Amazing enough that I bought the PRO membership and I believe enough in the tools and network provided by BP that it will allow me to succeed in my pursuit of financial independence.And, I believe it has allowed me to see that I might be royally screwed on my rehab/flip property I am working on.

The difference is in a Flip, the house is purchased with the intention of fixing it up or rehabbing it.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

For short term, (Profit / investment), which includes all your holding costs and rehab costs that YOU pay for. 

New to BP, but I have a few properties and done a little rehabbing in the past.

Since then, I have rehabbed the entire home other than windows which i hope to install this weekend.
