Are you keeping each room a single --- just double check zoning you don't max out occupancy or become categorized as a hotel. 

The lease is in the foreman's/VP's name (solid guy, good credit check, etc.).

You'll still want to vet them like a regular borrower but make sure you're first position in the loan and have an attorney draft up the promissory note for you with the asset as collateral.
