@Patrick RabalaisThere's a lot to unpack there, but the closing costs could include escrows, could include discount points to buy down the rate, could include origination points (as pointed out above) and lots of other fees like admin fees, processing fees, underwriting fees and on and on and on.Having said that, I'd look around if you're trying to go Fannie/Freddie.
