I don't believe it is just in Texas although I am only familiar with the ones here and there are a few different ones available.  

I'm from Windsor, recently started to look for a small multi families about to close a deal(<180K) will post the full details after I close the detail.I  do agree with @Mike Oliveira  currently Windsor is one of the best option, because still there's chance for + cash flow, very low vacancy rate and good appreciation too(just in last 2 years went up 33%).My wife and I actively involved in RE in Windsor area, feel free to ask any questionsGood luck

I am not naive to the fact that I have a lot to learn or that others have been doing this far longer than I have, but I do believe I can add value to others on BiggerPockets in that I have extensive experience in sales cycle development, raising capital, marketing, project management and hustling to find deals (just in a different industry).

I have to be honest, if I were you, I would find an agent who represented me, they will save you move money just in negotiations, knowing the process etc.I cant tell you how many times my agent have paid for themselves just in the negotiations on price, or finding things in inspections or even just recommending we pass on a deal that wasnt a deal.
