I think the furnishing would work if you were renting out a furnished unit to begin with, or had a bunch of inventory on hand already for staging.

The fact is inventory has grown tight as prices have appreciated substantially.

I know plenty of agents that are extremely successful, have incredible amounts of inventory/listings, and still choose not to pursue the broker's license.

The main reason being is, over the course of my career as a broker I have seen more and more agents get access to REO inventory listings.

I studied markets online after work for months to get an idea of inventory available in a particular market, where the good neighborhoods were, what neighborhoods were considered desirable and why.

@Aimee Lawrence looks like you figured out the "@ blah blah" thing :)My guess is that a south FtCollins STR could still work, but I'd encourage you to do some research on AirBnB and VRBO to get a feel for competing inventory and average vacancy rates.

I would like to start a discussion on the incredible increase in inventory of new build condos.

I am from Florida... the State with the single largest concentration of manufactured homes on land.There is a huge inventory of homes available in the 15K to 70K range.

Also, she is already living out of the area, but it is a tight market with low inventory of quality houses in this neighborhood.I don't have experience with this type of negotiation, any advice is appreciated.Thanks,Ben
