Hi Denise,With the property being a four unit, it should still qualify under Fannie Mae/Freddie Mac guidelines, which will probably offer you the lowest interest rate and the longest amortization term. 

However am also considering just offering $1,000 cash for keys, since it'll probably be faster and cheaper.My big fear is that they will mysteriously have a slip and fall when I send them a notice to quit, which has happened to me before.

Here is my next major issue; I gave my landlord my 30 days notice the moment I found out we were moving into my fiance's parent's house, which is being passed down.

But, these guys don't sell paper on the secondary market to Fannie/Freddie.

She did sign a notice of vacating the aparment and on the day she moved out she signed a form for her forwarding address saying she dropped off her keys on Aug 31st.
