My investor buyers are reluctant because the loan (8.5%) is too steep.I know Phill Groves had been teaching his AMPS system where investor/wholesalers serve as transaction engineers and link up the seller and the retail buyers for a fee.

Endure high turnover, vandalism, never finding a PM to serve your property, etc. while the professional tenants in this area take advantage of you.Option #3 - Spend $500 to have the property boarded up/secured.

I hope that you do everything in your power to warn other people about him (Yelp, Google reviews, etc.)... in short, I hope that he never gets the opportunity to rob someone again.I also hope that your story serves as a beautiful warning to the next investor, dealing with the next Robert Gonzalez.

@Robert Taylor Keep in mind that when the 30 letter was served, there was no indication this was to be considered a companion animal.
