What would you do?

I've chosen not to renew my tenants lease and had him served a 30 day no cause. This tenant has been belligerent at best during his tenancy to not only myself, but the neighbor who also rents another unit of mine, and my contractors. The place is filthy and I'm planning to renovate and raise the rent once he leaves. I've already purchased items to start the reno, anticipating the unit will be vacant. The tenant is asking me to allow him to stay, promising to change his ways. I haven't given him any indication why I'm not renewing his lease. I do not have issues with nonpayment of rent. What would you do in this situation?
