Evernest is claiming the tenant wouldn't let them in the home to turn the water off even though they were given notice and CLEARLY hadn't turned it off the previous day, or there wouldn't be an issue of water being in the yard.Unsurprisingly, 17 days later on May 29, fire department has to go out to turn off water because of massive flood which ended up causing $9k worth of damages inside my home.

Hey everybody Heres the scenario.Just looking for advice not another agent solicitation My mom has a house in Pleasanton California worth 1.5 mil and 1.7 and a sizable chunk of equity in this property . 

Spending $5,000 laying floor in a house that did not belong to us yet was worth the risk.

I have seen properties worth 60K with 800K tax liens.

Can exchange them for what you have if it's worth more than mine.

That said though paying 20% for 25 worth of wings and beer with my friends is much more manageable than spending 20% taking my wife out to a nice $100/$150 dinner and really that is low compared to some restaurants I just can't see myself going to. 

But it was worth it.

My Magistrate has told be if there is less than $500 worth of stuff at garage sale prices, you can take over the property and change the locks.I would confirm with your Magistrate. 

My STR has ~$500-600k worth of equity so I could cash-out refinance but the current mortgage rate is 3% and I would hate to lose that to today’s rate.Any thoughts?
