Hello Millhouse, I don't know what market/city your in..I am a wholesale investor in the Atlanta Market, I have access to about 50 deals a month, deals ranging from minor fixer uppers with less then 5k in rehabs, some even have no rehab cost!

If you want to save money - laminates have some really great looking samples now - even many granite looks that are pretty nice for a mid-range home.

You will also need to analyze such things as the demographics of the area, the building's major components, to see what major systems may be beyond it's useful life, like the water heaters, etc..There's just so much to analyze that I would need to see the actual deal to say if I would personally buy it.

I have also seen properties that are in the 700-800k range have values under 500k.
