I think part of the offense they took may also have been from the fact that they had invested a fair bit of time in working with me, and I had then turned around and not hired them after seeming to be very interested (which I genuinely was -- but I also wanted to make sure I was getting the very best balance between price and quality that I could).I don't have a lot of experience dealing with contractors, so I'm honestly wondering if I committed a big faux pas, or if Company B is just unprofessional.

I realize that my quality will go down with the renters also but I also know that if I screen correctly that I can find some good section 8 tenants.

The possible downside with these types of multi family units (at least to my knowledge) is splitting utilities and the overall quality of the conversion.

PM's job: Advertising & showing the home, screening tenants, collecting rent, evicting bad tenants, fixing intermittent, urgent problems with your $$, and repairing the house (paint/carpet/upgrades) between tenants.Logistically:- I screen quality, mature tenants who show diligence and care.
