I'd encourage you to add a photo of yourself, listen to the weekly podcasts, and set up some key word alerts.

I have records of all amounts due, and all correspondence (and facebook photos of their trip to Mexico!!). 

Its a great house, but some work is still being done on the floors so i haven't been able to post really nice interior photos yet.

If three people are applying together, I want complete applications for all of them, pay stubs, photo IDs, and their application fees.

I spent about $3,000 in leads and mailings and I've made a few offers using the Rental Calculator that's available as a BiggerPockets member.I keep looking for a final Cash-On-Cash return of 10-12% year 1 (see example photo).

Total Agree @Brandon Moffitt It is rare that a full service listing Agent does not post a plethora of photos, details, and virtual tour in my area.   

I backup my photos on that, does it do other stuff?

They are very well designed and not only cover all the different numbers, but let you put photos of the property in with it and gives all the details about the property.  

But you can easily jump over and unlock the gate by  pulling the gate stick out and put the gate to open..and they can unlock the lock anyway if they have a drill..So the gates/door doesn't really work if they are professional thieves and have the tools..
