If so would the optimal strategy to use personal mortgage on more expensive properties (since rate is lower and down payment could be less) and save the cheap started SFHs/THs for commercial mortgage?

You need 620+ middle mortgage score- if your score is below 680 it will not be cheap to refinance to conventional.

I think I have something like a 10k or 20k deductible on my properties, but my insurance is dirt cheap on a monthly basis and I have enough cash on hand to easily cover those deductibles if I ever actually had to.

Hi Joey,You could staple chicken wire over the broken fence part until you decide to replace the rotten wood.Chicken wire is cheap and a good barrier to dogs--in addition to the shock collar.It's also quick and easy.If a dog is breaking the fence--it might mean it's time to replace it, and possibly the uprights.You can have metal chain link fence posts installed for wooden fences if you want, if you can find workers in your area that know how to do it.Then the posts will no longer rot.Good Luck!

I would also look at second hand or mom and pop appliance stores for replacement A/C units, fridge and the lot you can often get them really cheap if they have what your looking for.
