FHA Refinance Roadblock and Help Needed

Hello everyone!

Looking for some guidance on my current situation. I am at the end of my 1st year in my house hack. I am trying to refinance to conventional in order to free up my FHA. I sent my documents to my loan officer to review and he is saying that I don't have enough equity in order to go Conventional. He is also saying that I would need to put down 25% on my next multi regardless.

Can any give me some guidance on some next steps? All help is appreciated!
