You are already ahead of the game by house hacking so make sure you continue that way with the proper set up. 

Like you said the noise is not that noticeable from next door.Give them a heads up and tell them the noisy construction will only be during the day.

I told him that he can still be proactive at this point and theres things he can do to get ahead of the line instead of in back of the line, when things go back to normal.

Straight to the point summary:I'm about to purchase a 3-4 bed & 2-4 bath house in Orange County area.

I can not find a straight answer on this for California.  

I'd like to keep buying in this particular market, because I have a great deal going with my agent and they cash flow well.My question is, do I keep them paid off, and collect straight cashflow, with a lower ROI, or do I refinance, pull out the cash ($120,000 each), which is about 25-30% of the value.
