I'm not sure the exact guidelines for approving this lender, but I imagine it's very basic: current contractors license, liability insurance, business license, ability to submit an itemized bid, statement of work with milestone payments, and a clear understanding of how the draw schedule works.There is an independent organization that has a database for GCs who want to get certified in this space: 203kcontractors.com.

Have the licensed plumber that was initially called for this issue provide you with a report of the items found as the cause of the blockage and the recommendations, preferably you should also have photos of the items causing the blockage.

Additionally you can have grandfathered items on old buildings that once they break even if they could be repaired the code says they have to be replaced and brought up to new standards.I know some investors that invest in student rentals.
