RE investment is more realistic to most people.I'd say Trump made most his money from investment (including development).

I've done a bit of digging and here are the developments.

You need a CheckWriter software, the right Authorization letter signed by your tenants and blank checks you can get at Office Depot.

Zoning can and does change over time but often on something like that the current use would be grandfathered.Either way I would start by calling the local planning/development office and finding out what they need.

My advice would be to start reading, develop a plan, and connect with others.
