LA is not where you want to do STR for these various reasons.You could look just outside LA County like Ventura County.

I’ve heard of people getting rehab loans where you put down %20 of the acquisition price and %20 for the rehab and you get much better terms than an HML.

There are rules in Ohio where if the borrower has more than 20% equity or has held the land contract for more than five years then the lender must go through a judicial foreclosure as if it was a mortgage.

It happens - I live in a super hot market, that collapsed a little over a decade ago, and it's been a tough climb back to where values should be. 

I'd look for areas on the outskirts where development has been happening.
