Where to refinance a balloon land contract

I bought a duplex and have put $17500 down and paid $633 @ 2.5% for two years.  I’m wanting to refinance into a mortgage.  
many suggestions.   I would like to possibly have it considered as a refinance so I can use the $17500 as part of my 20% down.  
where should I go?  Thx
