I am going back to school this fall to better my carpentry skills.

They have an affordable place to stay and can likely save money, I’m an awesome roommate with A-1 cooking skills who loves to cook AND BAKE for people, and they do not have to worry about the upkeep on the home since it is my responsibility; Mindset growth!) 

You also have to get dirty and learn skills obsessively. 

My wife and I are moving forward without any partners but if we meet some great people along the way that offer a different skill set than we have, that want to share risk together, speak of similar interest, and have fun while making money; then we will entertain it.

But you can save aggressively, learn all you can and try to develop useful skills/experience that will allow you to make a substantial income immediately when you graduate.

But as mentioned above the starting point is if you're hiring someone for their skill/time- assume you pay for such. 

No one has mentioned developing the skill of analyzing deals.

It is still true that if you can't figure out who the fish is at the table after five minutes it is you; however, the time, effort, and skill needed to find the fish at the proverbial table isn't particularly high in most RE niches, at least from my experience. 

Either of these skills takes time to learn, but the latter has a more limited downside and thus does not offer the upstroke either.  

With some googling skills you will find a fair bit on the irrevocable trust, including where to best form and contacts for such who are also attorneys and give phone consults and go over the details, pro's and con's of such.
