i recognize that i am only one of many clients and i am as flexible as i can be without compromising progress on my project.second, when i need a specific piece of my project completed because it is critical to progress, i give the relevant contractor as much notice as i can of the exact timing i need.

The irony here is that at 30 years the PDX rental would have nearly the same payment after 100K cash out refinance as the 15 year I've got today.My ROI declines with every payment, my piece of mind increases.

But I see what looks like a mistake in arithmetic in the piece being quoted - and in another paragraph above that quote the same mistake also appeared, so you're consistent at least :) Anyway, 80% plus 1/3 gives more than 100% ...I can't say whether the 80% is correct, or whether the 1/3 is correct, but I'm pretty sure one of those figures can't be correct.
