Provide value by finding and managing the deal while the partner brings their experience and ability to raise money... it might not be a lot of equity % on the first few but the important thing is the experience and building a track record.

I find that providing a good product, with quick service when a maintenance request comes in and a sense of respect really goes far with these type of people. 20-30% cap rates with low stress are possible in these areas.

Then you're paying highest prices (especially in this market) for a home that the value can not go up in for things like repairs, raising rents (on commercial) and turning a B property in an A neighborhood into an A property in an A neighborhood.
