Assuming you can get your passive income into the S Corp to pay you the salary, it’s a personal decision if it’s worth paying your marginal tax rate so that you can sock money away into a solo 401k...For a single self employed solo 401k, you do the full $59k (whatever the current limit is), but the employer contribution side is more like 20% (honestly, not sure if applicable for S Corp status).

This needs to be there during the analysis phase, even if you plan on self managing because the numbers on a deal change dramatically over the ~$160/month management fee.

I have an RV Park that is attached to one of the self storage facilities and that is one reason I like it so much is there is income coming in throughout the month.It would seem to me also by billing on the anniversary date would increase the speed of cash into the busienss, since you would be billing for a full month rent when a new unit is rented instead of prorating it.

Then, if someone wants to show i require a picture of their driver's license and phone number. i then give them the code to the lockbox with stipulations to see the property between the hours of 7 am and 7 pm. they can see at their own leisure, they just have to let me know when they are through. i do inform them someone will be swinging by afterwards to check in (i dont specify when). i adapted this from my property manager (i have a PM for long distance properties, but self manage the local ones). she has used it for years with no issues. i still swing by the property periodically to make sure everything is okay, but it prevents having to physically be there everytime someone wants to see it.

First and foremost this is your livelihood and at this time I'm self managing 64 doors.How I got into real estate is a totally different story but one probably not unlike many others.I made a very bad business agreement with a couple of very smart talking business types and we started a remodeling company (siding ,windows ,kitchens and baths).
