Commercial RE -- Best Buy Closing

Commercial RE newbie...  Our local Best Buy is closing.  I spoke with one of the managers and they couldn't come to terms on the lease with the building owner.  I'm trying to understand why -- in the middle of this mess -- you wouldn't find that middle point.  What am I missing?  I assume Best Buy writes a hefty check every month, on time.

     Most likely the building owner has bigger plans in store. Maybe self storage?
