The biggest advice I can give you is to figure out your own goals, and be specific, so I want to invest in multi family for cash flow for instance is too broad, is your goal to have an investment or a place you enjoy living, those are often in conflict as most multi family tends not to be in the most desirable parts of towns, are you willing to high cash flow in exchange for alot more effort, risk and limited appreciation, or do you want a more stable property with potentially less or even zero cash flow, if it’s a primary residence, are you going to live there long enough to make it more sense than renting, the breakeven period in a place like Baltimore might be 3-5 years.

Seriously, in big picture say someone is willing to rent you a home on 99yr lease for $1.00yr, that you can rent for $2k mnth, are you gonna say no because you MUST hold title, must have that paperwork to it in the way you want it.From my vision, arguing how that paperwork is done is like saying you refuse to accept a truck-load of cash if the truck isn't blue in color.

Awesome mate, please feel free to post numbers on here if you feel comfortable.Sounds like a BANGER deal.Just checked notes from years ago and sorry that we couldn't present any deals, we follow a pretty strict procedure when it comes to investor on-boarding and for the purpose of saving our time and resources, providing a POF is a must before we can take the next steps.I never get mad mate hahaJust dissapointed.It is what it is.Such is the wonderful world of real estate investing.Much success 🙏
