There are a number of considerations for buying including: acquisition costs, occupancy rates & area tourism or desirability, regulations, taxes, boots on the ground options "The Team" with maintenance, cleaning, groundskeeping, HOA costs... so that being said, Poconos area properties come with their own set of challenges no doubt. 

I've had a good experience with them; they've paid for a couple issues that they missed when they turned the property over to me.Late last week I got an email from the maintenance manager at my property management company where the tenant had called because they were having trouble keeping the house cool (68-70 degrees) and it was also causing condensation to form on the ceiling and peel some of the paint and apparently also get into the light fixture.

I was more than happy to pay 8% management fees and even pay a premium for maintenance.

Hello everyone,A property is of my interest in a class A neighborhood with deferred maintenance/vacancies/ and some low rents.

Your maintenance and capex budgets are opposite.

My question: Is 10% of rent for maintenance, and 5% of rent for Cap Ex a decent approximation for a single family home in a good area, built in the last 20-25 years?

If I was looking to acquire 300 unit complexes, then I would probably look in other areas since you get on sight management, leasing and maintenance in that type of complex.

Many title companies won't want to coordinate if you're dealing with a lender known to be high maintenance. 

Unless this is a brand new build or has been completely gutted and rehabbed, the maintenance and capex may be too low.

My minimum is $50 per unit per month for maintenance.
