Everything gets charged, benefit from all rewards, I pay my monthly statement from my HELOC every month in full and carry no balance over (I get to write off all the interest paid on my HELOC in the first position), as interest on the HELOC is calculated differently from a traditional mortgage.

For rental purposes though I  think most just have to figure out what they are willing to do vis a vi risk / reward.. also in your numbers above there is no PM.. so for mom and pop self manage that's what I would consider pretty attractive for non appreciating or historic non appreciation markets..

If you really feel like rewarding them or trying to keep them, leave the rent 10% below market but not more than that.

The “cost of the water” if someone floods their unit is miniscule.....compared to the costs to repair that/other affected units.....which is why you have proper insurance.

It makes sense that adding a second bath to a 4 bed home will make it much more desirable to a group of renters, but I think only comparable sales and rentals can give you a quantitative estimate.

Stroudsburg is fine but it's a much smaller city compared to the other areas listed above.
