From 2016 to 2018, I invested in a couple of REITs where some reasonable pricing still existed.Now almost everything IMO is fully priced so I probably won't be investing more in RE other than reinvesting my quarterly REIT distributions back into more REIT shares.I was ok with CA properties because I bought B / B+ properties in B / B+ / A- / neighborhoods where folks care about the rental property they are occupying and their reputation.

These are the syndicators that really have nothing to lose because this is their first deal and their reputation isn't even built enough for it to be at stake.As to the rehab funds--one of the most common problems I see in syndications is sponsors don't raise enough money.
